John Perkins Construction was appointed to deliver the £237k part factory roof replacement works at Jo Bird & Company, working collaboratively with BBA Architects on the Fitting and Finishing Room within the operational manufacturing facility. The project was driven by the need to remove life-expired and hazardous materials while significantly improving the building’s structural integrity, energy performance and sustainability credentials.
The 12-week project involved the removal of an area of existing roof covered with uninsulated asbestos cement panels, strengthening to existing structural steel and subsequent replacement with modern insulated roof sheets and PV array on the top.
The new roof and wall construction incorporates insulated, high-performance cladding panels designed to meet modern energy-efficiency standards. All panels were installed strictly in line with the manufacturer’s guidance to ensure long-term durability, weather performance and improved thermal efficiency.
Structural upgrades formed an important part of the scheme, with additional strengthening introduced where required, including new purlins. Further works included the replacement of pad stones and associated brickwork on the west elevation to support steelwork above window openings, removal of internal steelwork across the supporting wall, and demolition of the south-facing gable end wall. New cladding was extended down to roof level where the original gable was removed, creating a consistent and robust external finish. Associated elements such as flashings, guttering, downpipes and fascia boards were also replaced, and redundant chimney stack flashings and cappings were removed.
Throughout the works, careful management of mechanical and electrical services was essential to maintain ongoing operations. Existing ventilation systems, lighting and roof-level equipment were made safe, temporarily removed where necessary and fully reinstated on completion. Sensitive equipment, including air intakes, was protected throughout the asbestos removal process to ensure continuity of use and site safety.
As part of the refurbishment, new photovoltaic arrays were installed to the roof, significantly enhancing the site’s renewable energy capability. As a result of the project, Jo Bird & Company has tripled its on-site renewable energy generation since 2021, improved overall energy efficiency, and taken a major step towards achieving its long-term sustainability goals. The works also enabled the removal of dangerous materials from site and the installation of new signage to reflect pride in the business and its facilities.
